Short sales
Short sales are known for taking longer to get an offer accepted from the bank--usually a couple months, but if you're willing to wait, there are some fantastic benefits that can come out of buying a short sale.

With short sales, only one offer is signed by the seller and submitted to the bank. Any other offer that follows is a backup offer. This is different from foreclosures, where the bank collect all offers and then accepts the one with the highest offer price. What that means is that With a short sale, you can avoid bidding wars and that is a money saver.

Keep in mind, you still have to be fair to the bank. They will find out if you are trying to offer well below the actual value of the home, but if you offer a reasonable price and are willing to wait a couple months for approval, you can get a great deal on a short sale.
